Who runs SmartCrowd
SmartCrowd is the trading name of Smart Crowd Limited, a company registered in the Dubai International Financial Centre (DIFC). Its terms say it is “authorised and regulated by the Dubai Financial Services Authority (the DFSA) for the purpose of ‘Operating a Crowdfunding Platform’ under DFSA registration number F004285”. Smart Crowd Limited is wholly owned by Smart Crowd Holdings Limited, an Abu Dhabi Global Market company that also owns the real-estate businesses Windsor Estates and Havn Holiday Homes; SmartCrowd lists this as a possible conflict of interest.
The DFSA website showed us a block page, so the licence number comes from SmartCrowd’s own documents. All facts in this review were checked on 18 October 2026.
What you own
Once a property is fully funded, SmartCrowd sets up a special purpose vehicle (SPV) in the DIFC that owns it, and investors receive SPV shares in proportion to what they invest. You do not own the property directly; the shares are not listed or traded, and SmartCrowd calls the investment illiquid.
There are two strategies: Hold (buy, rent out and later sell) and Flip (buy, renovate and resell). The help centre says Flip projects are typically completed in 6 to 12 months, and larger ones can take up to 18.
Minimum and limits
AED 500 per property; Flip properties start at AED 10,000. Retail investors can invest up to USD 50,000 in one property and USD 100,000 a year, and nobody may own more than 24.99% of a property.
Fees
Hold: a 1.5% entry fee, an annual administration fee of 0.5% (charged quarterly) and an exit fee of 2.5% of the sale price — the same figures on the fees page, in the help centre and in the terms. SmartCrowd says it charges no performance fee and no KYC fee on these properties. Shares bought or sold through the Share Transfer Facility carry the same fees.
Flip: the help centre and the terms give a 2.5% entry fee and 40% of the profit above a 10% return; the key-risks page instead says the entry fee is 1.5% of the project value. Ask SmartCrowd which applies before you invest in a Flip.
Getting your money out
- Share Transfer Facility: open for two weeks every six months (in March and September, according to the help centre) for properties held at least 12 months. Your price must be within 15% above or below the current market price, and there may be no buyer.
- Sale vote: at the end of the recommended holding period, investors vote on selling the property. The help centre gives a target of 2–5 years; the exits page recommends 5 years.
- Cooling-off: you can withdraw your commitment within 48 hours after a property reaches its funding target.
- Wallet withdrawals: to a UAE or international bank account with an IBAN in your name. SmartCrowd charges nothing, but withdrawals in AED carry a bank fee (SmartCrowd’s example: AED 5.25 on AED 100).
Deposits
Instant bank payments through the open-banking service Lean, offline bank transfers (2–4 working days within the UAE, up to 7 from abroad), and debit card, Apple Pay or Google Pay with a 2.5% payment gateway fee. Credit cards are only for Professional clients. Investors outside the UAE pay in USD, SAR, EUR or GBP. Client money is held in a separate account at Emirates NBD under the DFSA client money rules.
Past returns as SmartCrowd publishes them
The home page shows a “17% Average Annualized Return Achieved”, while the help centre says Hold investments have returned around 15% a year on average and that Flip targets net returns of up to about 30%. These are SmartCrowd’s own figures about the past and its own targets, not promises; its risk warning says your capital may be at risk and you may not receive the anticipated returns.
Who can invest
You must be 18 or over and provide KYC documents such as your passport and a proof of address. SmartCrowd publishes no country list: the countries offered at sign-up show who is eligible.
What we could not confirm
