Who runs briq.mx

briq.mx is operated by BRIQ FUND, S.A.P.I. de C.V., Institución de Financiamiento Colectivo (IFC) — a crowdfunding institution under Mexico’s Fintech law. Its regulation page shows “Número de autorización P116/2021” under the heading “Autorización CNBV” and says the company is regulated by the CNBV, CONDUSEF, Banco de México and the finance ministry (SHCP). Its help centre says the licence was granted in 2021 and published in the official gazette (DOF) on 26 December 2023, and that briq.mx started in March 2015.

The footer states that neither the federal government nor state entities guarantee clients’ money. The gazette page the footer links to did not load (a server error) and we did not reach the CNBV register, so the authorisation comes from briq.mx’s own pages. All facts in this review were checked on 18 October 2026.

Two ways to invest

  • Deuda (debt): a loan to a property developer with a fixed annual rate and a term set by each campaign. Debt is paid first, and the help centre lists the property as its guarantee (through a mortgage or a trust). briq.mx withholds 20% of the interest for income tax.
  • Copropiedad (co-ownership): a stake in a property or real-estate business, held through a trust. There is no contractual term or rate — only estimates — and returns depend on how the business performs.

On 18 October 2026 the home page showed two open senior-debt campaigns with fixed annual rates of 15.00% and 15.75%, each from MXN 500. These rates are set campaign by campaign, and the developer can pay late or not at all.

Minimum

From MXN 500; each campaign states its own minimum. A new account can invest up to MXN 5,000 in total until the ID has been verified.

Fees

briq.mx charges investors only when a project makes a payment — not for investing or depositing. The published fees are maxima, and the exact rate is set in each campaign: up to 10% + VAT of the rent you receive, up to 2% + VAT of the interest and up to 2% + VAT of the capital repaid. Withdrawing a balance below MXN 100 costs MXN 2.50 + VAT.

Getting your money out

  • While a campaign is funding: you can withdraw or switch your investment without penalty.
  • After funding: no changes or withdrawals are possible, because the money is with the developer. Debt is repaid on the developer’s schedule.
  • Secondary market: only for active co-ownership projects. An offer stays up for at least 30 days, and briq.mx cannot guarantee a sale.
  • Your balance: can be withdrawn at any time to your registered bank account and arrives within 24 business hours.

Deposits

Only by SPEI transfer from a bank account in your name — no cash, credit cards or PayPal. Transfers usually appear automatically or within minutes during business hours.

Who can invest

Foreign citizens cannot invest for now. You need an RFC (Mexican tax ID) and a Mexican bank account with a CLABE; Mexican citizens can invest from abroad.

Risks briq.mx discloses

The developer may pay late or not at all, and the property backing a project can lose value or be hard to sell. briq.mx says diversification is the best way to reduce these risks.

What we could not confirm

The authorisation in the official gazette or the CNBV register, and the name of the brokerage firm that holds investors’ money. We have not tested briq.mx with our own account yet; this review will be updated when we do.
