Who runs PRYPCO Blocks

PRYPCO Blocks is run by PRYPCO Blocks (DIFC) Ltd, a company registered in the Dubai International Financial Centre (DIFC, number 7381) and wholly owned by PRYPCO Holdings Limited. Its FAQ says it “is regulated by the Dubai Financial Services Authority (DFSA) with licence number F007958” as a property crowdfunding operator, and it holds an Islamic Window licence from the DFSA. PRYPCO says it was founded in Dubai in 2022.

One inconsistency: the PRYPCO Blocks terms and conditions give “DFSA registration number CL7381” — 7381 is its DIFC registration number. We use F007958, the DFSA reference the site gives three times. The DFSA website showed us a block page, so we could not check either number in the register. All facts in this review were checked on 18 October 2026.

PRYPCO also runs PRYPCO Mint, a separate product for tokenised property, through PRYPCO FZE under a licence from Dubai’s Virtual Assets Regulatory Authority (VARA). This review covers PRYPCO Blocks only.

What you own

Each property is held in its own special purpose vehicle (SPV) in the DIFC, and you own SPV shares in proportion to what you invest. You do not own the property directly, and PRYPCO Blocks warns that the investment is likely to be illiquid. Your share of the rent is paid into your wallet every month.

Minimum and limits

Investments usually start at AED 500. Retail clients can invest up to USD 50,000 in one property and USD 100,000 a year; the FAQ also caps one investor at 31% of a property’s funding amount.

Fees

According to the terms:

  • a 1% acquisition fee and a 0.2% KYC and AML charge when the property is bought;
  • a 0.1% KYC and AML charge every year after that, and a 0.5% annual administration fee from year two;
  • an exit fee of 2.5% of the higher of the funding target or the sale price;
  • an incentive fee of 7% of the gain above your investment cost when a property is sold for more than it cost.

The funding target already includes the property’s purchase costs, such as Dubai Land Department, trustee, brokerage, valuation and DIFC fees.

Getting your money out

  • End of the term: each investment round sets its own term; at the end PRYPCO Blocks can sell the property or extend the term by six months. A sale is put to the investors’ vote automatically once the property has gained more than 30%, or on the fifth anniversary of its purchase.
  • Exit windows: after a lock-in period, PRYPCO Blocks “may, at its discretion” let you offer your shares to new investors. It does not guarantee that an exit window will open or that your shares will sell, and its pages do not say how long the lock-in lasts.
  • Cooling-off: you can cancel during the first 48 hours after a property is fully funded.
  • Wallet withdrawals: to a registered bank account in your name.

Deposits

Bank transfer only, in AED; money sent in other currencies is converted on receipt after bank deductions. All foreign-exchange, transfer and bank charges are paid by you. Client money is held in a separate account at Emirates NBD.

Returns: PRYPCO’s own figures

Funded listings show an “Annual ROI” for each property — for example 13.19% for a studio in Arjan on 18 October 2026. These are PRYPCO’s figures for individual properties, not a promise for new ones. PRYPCO Blocks says its rental income estimates are not guaranteed and may turn out lower than expected or stop for a time.

Who can invest

PRYPCO says PRYPCO Blocks is open to UAE residents and to investors from more than 200 countries, but it publishes no country list.

What we could not confirm

The DFSA register entry, the length of the lock-in period and any fees for selling in an exit window. We have not tested PRYPCO Blocks with our own account yet; this review will be updated when we do.
