Who runs 100 Ladrillos

100 Ladrillos is the brand of Plataforma Inmobiliaria Cien Ladrillos, S.A.P.I. de C.V., Institución de Financiamiento Colectivo (IFC) — a crowdfunding institution under Mexico’s Fintech law. The site’s footer gives “Número de autorización: P065/2021”, and its FAQ says the platform is authorised, regulated and supervised by the Comisión Nacional Bancaria y de Valores (CNBV), naming Banco de México, the finance ministry (SHCP) and CONDUSEF as well. A post on its site dates the CNBV licence 30 September 2021. Its corporate office is in Guadalajara, Jalisco.

The footer also states that neither the federal government nor state entities guarantee clients’ money. The official gazette page the footer links to did not load (a server error), and we did not reach the CNBV register, so the authorisation comes from 100 Ladrillos’ own pages. All facts in this review were checked on 18 October 2026.

What you own

You buy “Ladrillos” (bricks): digital shares that represent a fraction of a property. Once a project is funded, the property is deeded into a bank administration trust (fideicomiso) that holds the investors’ rights. 100 Ladrillos runs the property — finding tenants, collecting rent, maintenance — and pays your share of the rent each month.

There are three types:

  • Ladrillos Patrimoniales: long-term rent and appreciation.
  • Ladrillos Búmeran: focused on rent, with a sale date agreed in advance.
  • Ladrillos Pool de Plusvalía: properties bought in pre-sale and sold once a target appreciation is reached.

Fees

The FAQ on the home page lists two fees:

  • property management: 3% to 10% of the rent, charged only on rent actually collected;
  • sale on the resale market: 3% to 5% of the final price, charged only once your Ladrillo is sold (the site adds that it charges this only when you sell above your purchase price).

The exact fee table is in the help centre, which showed us a bot check. According to the FAQ, rental income is subject to 16% VAT and profits to income tax (ISR).

Getting your money out

  • Resale market (Mercado de Reventa): once the property has been delivered, you can offer your Ladrillos to other investors on the platform. During an initial stabilisation period you cannot sell below the original list price; an offer stays up for 15 days and can be published again if it does not sell.
  • Sale of the property: at the end of the agreed term (Búmeran) or when the target appreciation is reached (Pool de Plusvalía).

The pages we read do not promise that a buyer will be found.

Returns: 100 Ladrillos’ own estimates

Each listing shows its own figures. On 18 October 2026, for example, Enalta Providencia in Guadalajara showed a 12.0% annual return, made up of 4.00% rent and an estimated 8.0% annual appreciation. These are the platform’s estimates for one property, not promises.

What we could not confirm

  • Minimum investment: the price of one Ladrillo differs from property to property, and no minimum is stated.
  • Deposits, withdrawals and accepted countries: not on the pages we could read; the help centre was behind a bot check.
  • The authorisation in the official gazette or the CNBV register.

We have not tested 100 Ladrillos with our own account yet; this review will be updated when we do.
